A general contractor is closing out the bid package on a restaurant build. The millwork scope — bar, banquettes, host stand, back-of-house casework — comes back with three numbers. Two are close. One is 18% lower. The schedule is tight, the budget is tighter, and that lower number would claw back margin the project badly needs. It's an easy call.

Six months later, the same GC is standing in a half-finished dining room three weeks past the planned opening, looking at a bar that doesn't fit the layout, casework with visible seams the owner is refusing to accept, and a millwork shop that's stopped returning calls because it's underwater on three other jobs it underbid the same way. The 18% saving is long gone, eaten by rework, inspection delays, and a furious developer watching rent commence on a space that can't open.

This is the most predictable expensive mistake in commercial construction. And it's predictable because the risk was visible in the bid the whole time — just not in the number everyone was looking at.

Why this matters for GCs and developers

Millwork is a small line item with an outsized ability to wreck a schedule. It's installed late, it's custom, and it sits on the critical path to opening. When the cheapest bid fails, it doesn't fail quietly in the background — it fails at the end, when there's no schedule left to absorb it. Understanding what the low bid left out is the difference between protecting the opening and gambling on it.

Why millwork punches above its weight

On the budget, millwork is rarely the biggest number. On the schedule, it's one of the most dangerous. Two facts about how millwork works explain why.

First, it's almost entirely custom. Unlike a commodity material you can reorder, millwork is fabricated specifically for one space from one set of drawings. If it's wrong, you don't swap it — you remake it, and remaking takes weeks the schedule doesn't have.

Second, it's installed late. Millwork goes in near the end, after the space is built out and just before the finishes, fixtures, and final inspection that lead to opening. That position is what makes it lethal. A problem with the foundation surfaces early, when there's time. A problem with the millwork surfaces at the finish line, when there's none. Everything downstream — punch, final inspection, turnover, and opening day — can get pulled into the delay.

For a developer, that's not an inconvenience. It's revenue. A delayed opening is delayed rent, pushed-back lease commencement, a restaurant that can't seat guests on the date it promised. The millwork bid may be a relatively small share of the project budget. Its ability to delay the opening makes its real risk far larger than its line item.

Moisture-appropriate substrates versus standard ones in the humid or coastal conditions common across South Florida, where the wrong core will swell and fail. Premium millwork holds tight tolerances: clean reveals, flush seams, doors and drawers that align and stay aligned. That precision is a function of better equipment, better craftspeople, and the time to do it right — all of which cost money. A shop bidding to win on price holds looser tolerances, and the result shows exactly where the client looks most: the bar face, the reception desk, the feature wall. A credible bid comes from a shop with the floor space, equipment, and crew to actually deliver the scope on the committed timeline. A shop that underbids to fill its pipeline often takes on more than it can build, and your job joins a queue you can't see. When the shop falls behind across all its underbid projects, the schedule it promised you was never real. This is the failure that most directly hits the opening date.

The shop's ability to finish

This is the one nobody puts in a bid. A shop that wins everything on price runs on margins too thin to survive a mistake — and a millwork shop that goes under mid-project is the most expensive outcome on this list. Now the GC is sourcing a replacement shop mid-build, paying a premium for emergency work, and absorbing weeks of delay while the new shop comes up to speed on someone else's half-finished drawings. The lowest bid can become an unfinished bid.

There's a South Florida wrinkle worth naming. Commercial interiors here often combine millwork with metal details, powder-coated elements, exterior-facing conditions, high humidity, and tight restaurant and hospitality opening dates. That makes coordination between wood, metal, finishing, and installation more important than it looks on a bid sheet — and it's exactly where a fragmented low bid breaks down. When those scopes are split across several disconnected vendors, the seams between them become the GC's problem to manage. A shop that handles more of that scope under one accountable roof removes coordination risk the cheap bid never accounted for.

How to read a millwork bid properly

The fix isn't to always pick the most expensive bid. It's to compare bids on what they actually contain, not just what they total. A millwork bid you can trust shows its work:
